List Rehabs with a Realtor/Real Estate Agent

The most common resource for selling houses has traditionally been to list them with a real estate agent or realtor. Some real estate investors instantly jump at this idea while others oppose it. It certainly isn’t cheap, and doesn’t guarantee results, but it shouldn’t be automatically be dismissed without doing the math. First consider all that has to go into marketing, showing, negotiating, and managing a transaction. Then figure out if you can negotiate a good enough deal with another Realtor or Agent that will maximize your net profit and time. However, also be aware that while this gives you an assistant to help sell properties it isn’t always the fastest solution.

Sell Fast for Cash to a Real Estate Investor

The easiest and fastest way to flip a house is generally to a real estate investor for cash. This can take as little as 3 to 30 days once a contract is inked. And if you are offering solid wholesale deals or turnkey real estate investments, and already have a buyer’s list you should be able to get properties under contract for sale within hours. Buyers using cash or hard money can greatly simplify and streamline the process by eliminating all the headaches of getting a conventional mortgage loan from a bank,
Without working through all the quirks and delays most traditional home buyers go through.

Real Estate Auctions

The biggest property sellers like banks, mortgage lenders, and various levels of government use real estate auctions to liquidate real estate fast. There is no reason that individual real estate investors and real estate investment companies can’t use this approach either. It might take a little longer to create a strategy and organize your first auction, but once you get into a good system, it should be seamless. Auctions add excitement and speed, and can often end up helping properties actually sell for more due to the frenzy environments they create.

Traditional For Sale By Owner

Those investors that don’t like the above methods can always stick to traditional for sale by owner (FSBO) sign in the front yard or online method. There are websites that offer FSBO packages, but they normally seem incredibly overpriced. This method generally includes yard signs, classified ads, and online advertising. This is relatively inexpensive, but works best when the market is hot, and a property gets a lot of organic visibility. This strategy can be augmented by off-line marketing, flat fee MLS listings, your own real estate website, and social media. In a hot market this can be the fastest and most profitable way to sell houses. But it can become time consuming and expensive when the market is slow, or visibility is poor. The real key here, as with all of the above is pricing the house right from the beginning. If you price it poorly it won’t sell, no matter how great the marketing or system is. If you price it well it should sell very quickly.

The key to making the best choice is to know your market, know your goals and needs, and to do the math carefully before you buy and decide to sell.
