Real Estate Wholesaling Success HACK!

Over the last 11 years helping people just like you become successful real estate investors it never fails to receive a ton of questions about the wholesaling houses niche. Two of the most consistent hurdles I see when I hear from new real estate wholesalers is “I’m having trouble finding cash buyers for my deals” and “I’m getting stuck trying to determine values and repairs”. It’s very easy for me to relate to those two hurdles these new real estate investors are encountering. Just like many other seasoned house flippers I too have encountered those same roadblocks during the beginning stages of my career.

There are a couple of ways to get over and around these roadblocks and hurdles. Here are a few that always work if your consistent and take action with them.

Make it a point to be added on some of the real estate wholesalers buyers list in your city. Also get familiar with the neighborhoods those house flippers are having success selling properties in. Most seasoned real estate wholesalers always list the A.R.V. (after repaired value), pictures, repair estimates, descriptions, video tours, rental comps, sales comps and they may even show the exact address of the property thats a golden nugget all in itself. You will learn their business model and this will help you model their success. Don’t try to recreate the wheel.

At the same time you will notice some of the real estate wholesalers investing in your respected marketplaces online and offline marketing strategies that they use to attract potential motivated sellers and cash buyers by using online classifieds, email marketing, social media, online ads, websites and road/bandit signs that they may place on their wholesale deals and around your area. After a few months on their buyer’s list you should be able to determine what the real estate wholesalers are selling their properties for which will help you determine how much you need to market and sell your wholesale deals for. At the sametime how to properly market your deals and as for getting your properties SOLD.

How do I know this works when I started flipping Houses in 2002 I subscribed to the biggest House Flippers buyers list in my marketplace and studied them for about a year while sitting at my cubicle before I flipped my first 12 deals before I left my J.O.B. ( just over broke ) And now there are NEW wholesalers in my marketplace doing the same with us.
