Distressed properties can be purchased unbelievably cheap and you can flip them for a exponential profits. It’s funny how one person’s trash can become the next person’s treasure. A real estate investor and real estate wholesaler you will began to see the potential in these properties while the motivated sellers does not want anything to do with these problem properties. Focusing on distressed properties can equal to big profits.
My personal favorite thing to do with distressed properties is to either wholesale, buy & hold or rehab them for big profits or positive cash flow. When you buy below market you minimize your financial risk. One option for you is renovate the house to raise the value and rent it to tenants at market rent to pay the mortgage with the potential of depositing a profit in your bank account. By leveraging a lenders capital you can create a positive cash flow depending on the amount of the debt and monthly expenses and put you in a better position to make money while you sleep, and I’m sure you want to get paid while your sleeping.
For Example: One of my student partners purchased a house for $15,000.00 which was worth $130,000.00. She spent $50,000.00 in repairs which raised her equity position. She invested $65,000.00 and the after the renovations the house appraised for $130,000.00. That’s Incredible! Her tenants are paying her $1,300.00 a month (cash flow!) and she can sleep at night knowing that checks are coming to her mailbox. By the way a mortgage is only $725.00 dollars each month leaving her a net positive monthly cash flow of $575.00 dollars a month. That’s an extra $6,900.00 dollars a year she just added to her income.
Where Can You Find Distressed Properties?
There are so many ways you can find these distressed properties and turn them into profits. You can drive around and look for ugly, vacant and distressed looking houses, you can send letters to absentee owners or put up road signs. Everybody uses different methods they prefer. Personally I think the easiest way is to find these distressed properties are through a real estate wholesale investors. Wholesale real estate investors make a living off of finding these distressed properties for other investors who are rehabbing or buying & holding houses for retail or rental. Real Estate Wholesalers spend hours and hours of their time using methods to find these deeply discounted properties and they basically put on a silver platter for their buyers.
