You’re finding motivated sellers, not houses
Potential sellers that are not motivated will not sell you houses at deeply discounted prices that allow you to turn some of the equity spread into a handsome profit. You need to locate motivated sellers to buy from and verified investor buyers to sell your wholesale deals to.
Some great lead sources to find these distressed sellers include properties involved in estate sales, people with illness, angry landlords, and houses in disrepair. It’s best to screen out the unmotivated sellers because if you don’t you’ll be wasting your time! When your seller says “I just want to get rid of it” and “I’m tired of holding onto this property” that means your in business. If your seller says “It depends on how much your offering” then its a strong chance their not motivated and you should probably move on.
The Deal Is DEAD without a Buyer
In order to be successful at wholesaling houses, you need to build up a solid list of active cash buyers that you can sell your wholesale properties to. This can be done by attending REIA meetings (Real Estate Investor Association Meetings), auctions and construction sites. These are three great places to start building your buyers list.

The days where you can be a successful business owner from classifieds and the yellow pages are over. The internet and social media are KING! If you want to be a successful real estate investor and wholesaler you better learn how to use these new tools. Craigslist and Youtube and consider starting your own website are also great places to start. If you don’t do this you”ll be losing a ton of future business. Potential motivated sellers and investor buyers are going to the internet before anything else!
